Real estate CRM and listings portal — stop renting your pipeline

Meridianstacks builds custom real estate software for UAE brokerages — an agent CRM, WhatsApp-first lead capture, a listings manager that feeds the big portals, a landlord portal and off-plan microsites, all in one stack you own. Keep the portals for reach; own the pipeline, the repeat landlords and the brand. Our Nairobi hub sits one hour behind Dubai, so standups happen in your afternoon, not your midnight — at a fixed price in AED, billed by milestone.

In short

A real estate CRM and listings portal lets a UAE brokerage run its own stack instead of renting its whole pipeline from the big portals: agents capture and follow WhatsApp leads in a CRM, listings are managed once and fed out to portals and your own site, landlords get a portal, and off-plan launches get microsites. Meridianstacks builds it custom from AED 47,000, you own the code, and it's PDPL-aware. Keep Bayut and Property Finder for discovery — own everything after the click.

What it does

The stack a brokerage should own

Agent CRM

Leads, viewings, offers and follow-ups per agent, with reporting by agent and source — so the brokerage sees its own pipeline instead of guessing at portal dashboards.

WhatsApp-first leads

Enquiries captured, assigned and tracked where UAE property actually happens — WhatsApp — so nothing disappears into a personal chat and goes cold.

Listings manager + feeds

Enter a property once with media and details; publish to your own site and export in the feed formats the portals accept — no double entry.

Landlord / owner portal

Owners see their listing performance, enquiries and offers in a portal — the transparency that wins repeat mandates and off-market instructions.

Off-plan microsites

Spin up a launch page with units, floor plans, payment plans and lead forms, feeding straight into the CRM — a project launch, not a separate scramble.

Arabic & English

A bilingual experience for a bilingual market, built in from the start — for buyers, landlords and agents alike.

Dual-run, not either/or

The portals for reach, your stack for everything else

Bayut and Property Finder are excellent at what they do — buyer attention — so keep listing there. What you shouldn't rent is the part after the click: the lead, the follow-up, the landlord relationship, the brand. Your own CRM and portal capture and own all of that, while still feeding the portals for discovery. That's the whole play.

  • Own the pipeline — leads and follow-up in your CRM
  • Own the brand — your site, your off-plan microsites
  • Feed the portals — listing feeds where supported
  • PDPL-aware — signed DPA, hosting you control
  • You own the code — no per-agent licence creep

Records, not regulatory claims

The platform is structured to hold the listing details and permit numbers your regulator expects agents to maintain, cleanly against each property — it organises those records. Meeting the regulatory requirements themselves stays with the brokerage. Questions & answers

Real estate CRM & portal — FAQ

How much does a real estate CRM and portal cost to build?
Meridianstacks builds it from our published Web Application bands, ex VAT: a Focused listings-and-CRM tool is AED 47,000–AED 85,000, a full custom platform AED 75,000–AED 141,000, and a complex platform with deep integrations AED 113,000–AED 226,000. Every project is quoted as one fixed price in AED before work begins, billed by milestone.
Can it push our listings to Bayut and Property Finder?
Where those portals support a listings feed, yes — we build the listings manager to export in the feed formats they accept, so you enter a property once and it appears on your own site and the portals you choose. The big portals are excellent for reach; the point of your own stack is to keep the pipeline and the brand while still using them for discovery.
Why build our own instead of just paying the portals?
Bayut and Property Finder genuinely own buyer attention, so keep listing there for reach. But renting only their pipeline means your leads, your repeat landlords and your brand live on someone else's platform. Your own CRM and site capture the lead, own the follow-up and carry your brand — a dual-run: portals for discovery, your stack for everything after the click.
Does it capture WhatsApp leads?
Yes — WhatsApp is where UAE property enquiries actually happen, so lead capture and follow-up are built WhatsApp-first: enquiries land in the agent CRM, get assigned and tracked, and nothing falls into a personal chat and gets forgotten.
Can it handle off-plan launches?
Yes. We build off-plan project microsites with the units, floor plans, payment plans and lead forms for a launch, feeding straight into the same CRM — so a project launch is a page you spin up, not a separate scramble.
How does it handle listing records and permit numbers?
The system is structured to hold the listing details and permit numbers your regulator expects agents to maintain, cleanly against each property. It organises those records; meeting the regulatory requirements themselves remains the brokerage's responsibility.
How is client and lead data protected?
The platform runs in hosting accounts you control, and we handle personal data consistent with the UAE PDPL with a signed Data Processing Agreement. You own the data and the code — no per-agent licence that grows as you hire.
